September Market Stats for Red Deer & Central Alberta

September sales continued to slow as we moved into the fall market, and Red Deer is continuing its shift towards more balanced conditions.  Sales dropped from 154 in August to 137 in September, while active inventory increased slightly from 387 to 399 listings.  Buyers have more homes to choose from and less urgency to buy than they did through the spring and early summer months, which is typical for this time of year, but it also means that sellers need to be priced properly in order to attract offers.  Despite the slower pace, average prices are still holding higher than last year, which continues to suggest that the market is normalizing rather than experiencing a significant correction.

With the current continued pressure on everyday cost of living thanks to inflation and tariffs, along with the possibility of rising interest rates, we could see prices soften slightly by spring if inventory continues to rise or buyer demand pulls back slightly.  That said, Central Alberta is still one of the most affordable markets in Canada, and Alberta’s economy is the best in the country, so I’m confident our market will continue to be healthy and active for years to come.

Overall Market Trends
✅ Residential sales were down 11% compared to August, while active inventory increased by 3%.
✅ The overall absorption rate dropped to 34%, down from 40% in August, now steadily in balanced market conditions.
✅ Despite slower sales, the average residential sale price increased 9% year over year to $435,425.
✅ Single family home price averages also remained strong, increasing 7.4% year over year to $505,893. 

Single Family Homes
🏡 Demand remains healthy between $300,000 and $500,000, with 46 sales in September.
🏡 Buyers between $500,000 and $800,000 have more selection, with 112 active listings.
🏡 The $800,000 to $900,000 range posted a strong 50% absorption rate, although inventory remains limited.
🏡 The $1 million+ market was slower, with no sales in September. 

Red Deer County Acreage Market
🌲 Demand was strongest between $600,000 and $800,000, with 3 sales against only 5 active listings.
🌲 Inventory below $600,000 remains very limited, with only 9 active properties.
🌲 The $800,000 to $1 million range had no sales in September.
🌲 Above $1 million, buyers have the most selection with 24 active listings and 5 sales. 

Market Supply & Demand Trends
📈 Red Deer’s absorption rate fell from 53% in June to 34% in September, showing a steady shift towards balance.
📈 Single family homes remain relatively balanced with a 37% absorption rate.
📈 Duplex and townhouse inventory increased from 64 to 94 listings year over year.
📈 Condo inventory increased from 33 to 54 listings, while sales dropped from 17 to 11. 

What This Means for Buyers & Sellers

Buyers:
✅ Buyers generally have more selection and more time to make decisions than they did during the spring and early summer.
✅ Competition has eased in many price ranges, creating more opportunities to negotiate on price and terms.
✅ The $500,000 to $800,000 single family market currently offers a good amount of selection, although well priced and desirable properties can still sell quickly.

Sellers:
✅ Buyers have become more selective, making accurate pricing and presentation increasingly important.
✅ Well presented homes that are priced appropriately are still selling successfully, particularly in the stronger single family price ranges.
✅ Sellers should expect more negotiation and potentially longer marketing times as we move further into the fall market.
