The First-Time Home Buyers' GST Rebate

If you’re buying your first home and it’s a new build, the federal government may now cover the GST entirely – up to $50,000 back in your pocket!

Introduced in 2025, the First-Time Home Buyers’ GST Rebate is designed to make new construction more attainable for first-time buyers. Here’s how it works:

  • Up to $50,000 rebate – Full rebate of the 5% GST on a qualifying new home valued at $1 million or less.
  • Partial rebate up to $1.5 million – Homes priced between $1M and $1.5M receive a reduced rebate, phasing out to zero at $1.5M.

Who qualifies:

  1. You’re a true first-time buyer.  Neither you nor your spouse/common-law partner has owned and lived in a home (here or abroad) in the current year or the previous four calendar years.
  2. The home will be your primary residence, and you’ll be its first occupant.
  3. Your purchase agreement was signed on or after March 20, 2025 (the rebate is retroactive to that date).
  4. Neither you nor your partner has claimed this rebate before.

On a $500,000 new home, that’s $25,000 back. On an $600,000 home, $30,000.  If you’re a first time buyer, take advantage of this significant discount!
