July Market Stats for Red Deer & Central Alberta

After a strong month in June, July sales cooled slightly and the market is moving back towards balance.  Sales were lower across every residential category compared to July 2025, and the biggest change has been the increase in available inventory, with Red Deer now sitting at 407 listings compared to 328 in July of 2025.  We’re continuing to see the market settle into a more sustainable pace compared to the last few years as population growth has slowed significantly thus reducing demand for homes.  Well priced homes in desirable price ranges are still selling, but buyers are taking more time, negotiating more often, and being more selective.  While the frenzy of the past few years has eased, average prices remain stable in most categories, showing that values continue to hold despite a slower pace. 

Overall Market Trends

✅ Residential sales were down 16% compared to July 2025, and 7% compared to June 2026.

✅ Active listings increased 24% year over year, giving buyers more choice and creating more balanced market conditions.

✅ Despite slower sales, the average residential sale price increased 4% to $424,040.

✅ Single family homes remained the strongest segment, with average prices increasing 3% year over year.

 Single Family Homes

🏡 New listings increased nearly 10% while sales softened, giving buyers more selection.

🏡 Demand remains strongest between $300,000 and $700,000, with absorption rates between 45% and 53%.

🏡 The $400,000 to $500,000 range led the market with 39 sales.

🏡 Activity remains slower above $700,000, where buyers have more negotiating power.

🏡 The $900,000 to $1 million range recorded no sales despite eight active listings.

Red Deer County Acreage Market

🌲 Demand remains strongest between $500,000 and $900,000, with balanced to strong market conditions.

🌲 Inventory is still extremely limited for homes below $1,000,000, while there’s 24 active listings over 1M and only 2 sales in July.

Market Supply & Demand Trends

📈 Inventory has continued to increase, giving buyers more choice and creating more balanced conditions.

📈 Homes under $700,000 continue to see the strongest buyer demand.

📈 Buyers have more opportunity to negotiate, making pricing and presentation increasingly important for sellers.

What This Means for Buyers & Sellers

Buyers:

✅ Buyers have significantly more selection than they did a year ago.

✅ Competition has eased, but well priced homes under $700,000 continue to sell quickly.

✅ Higher price ranges generally offer the best opportunities for negotiation.

Sellers:

✅ Buyers have become more selective, making accurate pricing more important than ever.

✅ Well presented homes that are priced appropriately are still selling successfully.

✅ Sellers should expect more negotiation and slightly longer marketing times than during the peak seller’s market.
