May Market Stats for Red Deer & Central Alberta

While the market remains active, rising inventory levels have moved us back into a balanced market.  Sales dipped slightly compared to April, while active listings climbed to 380 properties, the highest inventory level we’ve seen since 2023.  More inventory means buyers have more choices, and we’re seeing that reflected in showing activity, negotiations, and the overall pace of the market.

This is a much different environment than what we experienced throughout much of 2024 and early 2025 when buyers had very few options and many properties were selling with multiple offers.  The best way I can describe the current market is that we’re moving from a sprint back to a jog.  Homes that are priced correctly and show well are still selling, but buyers are taking a little more time to make decisions because they finally have options available to them.

One encouraging sign is that prices have remained very stable despite the increase in inventory.  Average residential sale prices are still slightly higher than they were one year ago, which tells us that while supply is improving, demand remains healthy enough to support values across most segments of the market.

Overall Market Trends

✅ Residential sales declined from 170 in April to 161 in May.

✅ Inventory climbed from 345 active listings in April to 380 in May, continuing the trend we’ve seen since the beginning of the year.

✅ The overall absorption rate decreased from 49% in April to 42%, indicating a gradual move toward more balanced market conditions.

✅ Average residential prices remain stable and are up slightly compared to May of last year at $403,024.

Single Family Homes

🏡 Detached home sales decreased from 110 in May 2025 to 100 in May 2026.

🏡 The $300,000 to $500,000 range remained the busiest segment of the market, accounting for 60 of the 100 sales in May.

🏡 Homes above $500,000 continue to experience more balanced conditions, creating greater opportunities for buyers to negotiate.

Red Deer County Acreage Market

🌲 Acreages over $1 million continue to face the most competition, with 20 active listings and only 4 sales.

🌲 The majority of acreage sales occurred between $700,000 and $1 million.

🌲 Inventory remains extremely limited below $600,000.

Market Supply & Demand Trends

📈 Active listings have increased from 212 properties in December to 380 today.

📉 Most residential categories saw absorption rates decline compared to one year ago.

📈 Despite increasing inventory, average residential pricing has remained remarkably steady.

What This Means for Buyers & Sellers

Buyers:

✅ More inventory means more choice and less pressure than we’ve seen over the last two years.

✅ Negotiating opportunities are becoming more common, particularly above the $500,000 price point.

✅ Well priced homes in desirable neighbourhoods are still moving quickly, especially under $500,000.

Sellers:

✅ Proper pricing is becoming increasingly important as buyers have more options available.

✅ Homes that show well and are priced competitively are still selling in a reasonable timeframe.

✅ Overpriced listings are taking longer to sell and facing increased competition from new inventory entering the market.
