August sales continued to cool as we moved toward the end of summer, and the Red Deer market is continuing its shift back towards more balanced conditions. Sales dropped from 179 in July to 154 in August, while active inventory only declined slightly from 407 to 387 listings. Buyers have considerably more choice than they did a year ago, and with less urgency in the market, they’re taking more time, negotiating more often, and being more selective. Despite the slower pace, average prices are still holding up well, which is a good indication that we’re seeing the market normalize rather than experiencing a significant correction.
Overall Market Trends
✅ Residential sales were down 14% compared to July, while active inventory declined by only 5%.
✅ Active listings are up 18% compared to August 2025, giving buyers considerably more choice than they had a year ago.
✅ Despite slower sales, the average residential sale price increased 4.6% year over year to $431,692.
✅ Single family home prices remained relatively stable, increasing 1.2% year over year to $502,326.
Single Family Homes
🏡 Demand remains strongest between $300,000 and $500,000, with absorption rates of 45% and 48%.
🏡 The $400,000 to $500,000 range led the market with 32 sales, followed by the $300,000 to $400,000 range with 24 sales.
🏡 The $500,000 to $800,000 market has become more balanced, giving buyers more selection and generally more opportunity to negotiate.
🏡 Interestingly, the $800,000 to $900,000 range posted a 50% absorption rate, although limited inventory means only 3 sales were required to reach that level.
🏡 The $900,000+ market remains slower overall, with 5 sales across 16 active listings.
Red Deer County Acreage Market
🌲 Acreage demand was strongest between $600,000 and $1 million, with 9 sales against only 16 active listings.
🌲 Inventory below $600,000 remains extremely limited, with only 8 active properties across all five price ranges.
🌲 The $1 million+ acreage market continues to offer buyers the most selection, with 26 active listings and only 4 sales in August.
🌲 For sellers above $1 million, accurate pricing is especially important with considerably more competition for a smaller pool of buyers.
Market Supply & Demand Trends
📈 Red Deer’s overall absorption rate has declined from 53% in June, to 44% in July, and now 40% in August, showing a steady move towards a more balanced market.
📈 Inventory remains well above last year’s levels, while sales are lower, which is continuing to improve conditions for buyers.
📈 Duplexes and townhouses have seen a significant shift, with active inventory increasing from 58 to 78 year over year while sales declined from 37 to 29.
📈 Apartment condos have also moved towards more balanced conditions, although their average sale price increased 8.5% year over year to $243,790.
What This Means for Buyers & Sellers
Buyers:
✅ Buyers have significantly more selection than they did a year ago and generally have more time to make decisions.
✅ Competition has eased in many price ranges, creating more opportunities to negotiate on price and terms.
✅ Higher price ranges generally offer buyers the most negotiating power, although certain properties and price points can still sell quickly.
Sellers:
✅ Buyers have become more selective, making accurate pricing and presentation increasingly important.
✅ Well presented homes that are priced appropriately are still selling successfully, especially in the stronger price ranges.
✅ Sellers should expect more negotiation and potentially longer marketing times than they experienced during the spring and early summer.
